Completed Project: Chimney Hill Retail Center

In efforts to increase curb appeal and modernize the shopping experience, the Chimney Hill Retail Center of College Station demolished its' last remaining building in February of 2019. At that time, the retail center had already begun redeveloping and was in the process of building a new Starbucks across from the already finished building that houses The Republic Steakhouse. To continue the redevelopment, GLS was selected to provide architectural, engineering and land surveying services for the shell of the new retail center building and site.

The following includes the services provided by our team:

- Topographic Survey

- Subdivision Re-plat

- Site/Schematic Design

- Site/Civil Engineering Design

- Architectural Design

- Structural & MEP Engineering

- Landscape Design

- As-Built Survey

Construction began on the new retail building in November of 2019. Our team designed the 10,000 SF retail center with four spaces available for retail stores and eateries. The east side of the building offers a 1,117 SF patio area covered with an aluminum canopy for outdoor seating and entertainment. A total of 54 parking spaces are available for customers including 3 handicap parking spaces, 2 of which are van accessible. The open space was landscaped to meet the requirements of the City of College Station and to provide curb appeal. The retail center was completed in December of 2020 and the spaces have been made available to rent.
